From Blank to Bespoke

This Edinburgh city penthouse, sky-high above New Eidyn’s gleaming skyline, had all the makings of a dream home - soaring views, generous scale, architectural polish. What it needed was personality, purpose, and warmth. The brief? Playful sophistication. The result? A finely tuned composition of layered textures, bold gestures, and considered detail.

When the clients walked into our studio to discuss their new base in Edinburgh, we did what we do - talked ideas, laid out fabrics, shared moodboards. They looked at it all, smiled, and said, “Looks great. We trust you.” And just like that, we had the green light - not just to decorate, but to design. Not to guess their style, but to translate it. From photos of their vibrant Spanish home, we gathered they weren’t afraid of bold patterns and big personality - which gave us the perfect jumping-off point. The end result? A home full of calm confidence, tailored colour, and plenty of soul. Our whole thing is Your Taste, Our Talent - and in this case, we were given the trust to show just how far that can go.

Why Bring In a Designer for a New Build?

Because even a fresh start can feel flat. New builds often come with great bones, they are shiny and practical - but let’s be honest, they’re often a little… beige. Uniform. Reassuringly neutral. And while that’s perfect for some, others want more. More comfort. More personality. More them. With the right designer, a blank slate becomes a canvas. Not just filled, but finished. It goes  beyond furniture shopping. It means making every inch work harder - and in this home, the evidence is everywhere. When you buy a new build, you’re getting the framework. A designer helps you make it a home.

The Art of Arrival

The moment you step through the door, the staircase demands attention — a sweeping architectural gesture by the developer, and one we were more than happy to build on. We softened its edges with a vibrant Missoni runner and tucked a cosy little moment beneath, complete with a bespoke sideboard, red gesso lamps, and a boldly upholstered custom armchair. It’s a reminder that in design, no corner is too small to be styled — or too awkward to be loved.

Zoned with Intention

Upstairs, the open-plan layout unfolds in classic penthouse fashion: sweeping views, wide angles, and minimal architectural interruption. But big spaces can feel, well… big. So we got to work creating pockets of intimacy within the flow - zoning the lounge, dining and kitchen areas with thoughtful space planning, layered lighting, and furniture with presence.

A bespoke rug grounds the sitting area, where sofas face a striking TV cabinet -  one half of a custom cabinetry duo that flanks the room like bookends. At the other end, the bar hides a not-so-beautiful air con unit and sets the scene for drinks, dinners, and all things in between. A timber-clad pillar (once awkward, now essential) bridges the transition between kitchen and dining with its antique mirrored frame. The result is seamless. Considered. And, crucially, not something you can order online. Texture does a lot of the heavy lifting here — patterned wallpaper, warm bronze handles, and faux leather dining chairs keep things tactile and tonal. Curtains and sheers play with the light, while the Porta Romana lamps keep things glowing after dark.

Principal Bedroom: Built Around the Bold

Let’s talk about the elephant in the room — or in this case, the pillar in the middle of it. Rather than pretend it wasn’t there, we embraced it, wrapping it in wallpaper and building the design around it. A wall-to-wall headboard, footboard with a concealed TV lift, and custom mirrored wardrobes turned an awkward layout into a luxurious suite. Every detail was designed to feel rich, tactile, and unapologetically tailored. This is where working with a designer truly pays off: not just in style, but in problem-solving with elegance.

Guest Room Glow-Up

The guest room is a warm embrace. Wrapped in metallic cork wallpaper the room is all texture and tone — restful, but never bland. We integrated the original wardrobes by painting them to blend in, allowing the furniture and custom soft furnishings to take the spotlight. It’s a quiet luxury — the kind guests will notice, even if they can’t quite name it.

The Takeaway? Soul Over Standard

This penthouse is a masterclass in balance. It’s bold but not brash. Sophisticated, yet light on its feet. A layered, expressive space that works hard and lives well — every corner considered, every finish intentional. What could have been just another shiny new city apartment now feels lived in, lifted, and ready to entertain. 

And yes — even the air con unit looks fabulous.
